Getting Steamed at Volo Commons

It has been confirmed that Starbucks will be going into the 3rd outlot of Home Depot next to AutoZone and Aldi at the corner of Route 12 and Hartigan Rd. No details on when ground will break or when it will open, but AutoZone only took about 3-6 months to build.

What I find puzzling, however, is that the site plan also shows a Ford/Kia dealership on the north side of Hartigan. I remember an article around the first of the year saying that the Village had been trying to lure the dealership from Fox Lake, but their indecision led the Village Board to rescind their incentive to build.

Hello!

First of all I just wanted to say great job with the site. I regularly surf the net for Volo and surrounding area information as well. I forgot to mention this on my last comment about the retail development, so keep up the good work!

Next, as far as the Volo Commons, specifically the Ford dealership, the Village of Volo officially withdrew the incentive offer to them and as far as I know it's off the table. The map/drawing being used is the same one prior to Starbucks, so I'm guessing they just threw the Starbucks aspect on there.

Further, I was at the board meeting when this new project (Starbucks) received approval and the representative from Starbucks stated they wanted to move quickly and hopefully complete before the end of this construction season. I'd say they need to get moving since it's basically October now.

On a separate note, I was reviewing the plans for the Volo Village Marketplace and it specifically had more than just Target and Lowes on there. It has Best Buy, Chilis, Toys R US, Petsmart, Michaels, etc. Are all these confirmed tenants or tentative? It's surprising they'd have all those locked in so quickly, but at the same time it's surprising they'd reference all those on there if there were no significant discussions taking place.

Also, did you notice they're being proactive with the extension of Ellis Road from Route 120 to Gilmer and connecting into the future Volo Village Marketplace? Looks like the road is all carved out east of Gilmer and they're putting in the turn lanes and curbes wrapping in to the future entrance to the marketplace from Gilmer.

Lastly, did you see the article from Crain's Chicago Business about the retail coming to Volo/Lakemoor? The article references Volo's President stating he's not sure there's a need for both the Shops at Lakemoor and Volo Village Marketplace. Also, it references him saying it will likely work out for whichever project moves the quickest with locking in tenants. I would have to disagree with that statement. Last I heard, it sounded like The Shops at Lakemoor was eyeing Walmart for the major anchor there. I think there's a definite need for more restaurants than just a Chilis in that vicinity. How about an Olive Garden, On the Border, Texas Roadhouse, etc? The artist drawing of the Shops at Lakemoor was nice too.

I agree with getting some more quality restaurants/sports bars in the area. I would like to see something cool like a Buffalo Wild Wings. There's a chilis in McHenry. I'm sure they will have a Applebees showing up at one of the sites too. How about some quality restaurants/entertainment. A movie theatre would also be nice. Seeems like it's going to have the same ole stores and restaurants that every development in the area has.
